Sold-prices methodology
Source
PropPeek imports manually downloaded NAPIC Open Sales transaction chunks. NAPIC (Pusat Maklumat Harta Tanah Negara) is the National Property Information Centre operated by JPPH.
Update frequency
NAPIC publishes previous-month transaction data with a release lag. PropPeek runs a monthly import after each NAPIC release.
What we show
- Project/scheme name, district, mukim, state.
- Property type, tenure, built-up area, month, and price.
- p25, median, and p75 prices and price psf.
- Transaction count and date range used for each statistic.
Why median, not average
Median is robust against outliers and represents the typical transaction. p25 and p75 describe the bottom and top quartiles so users can see the range of recent sales.
Price per square foot
PropPeek divides transaction price by built-up area in square feet. Where the source uses square metres, area is converted by a factor of 10.7639. Rows without a usable built-up value are excluded from psf statistics.
Low-sample warnings
PropPeek shows transactions with fewer than five samples without percentile claims. Between five and nineteen samples we show median and range with a "limited sample" label. With twenty or more samples we show p25, median, and p75.
Geocode confidence
Coordinates come from a one-time scheme-level geocode. PropPeek labels each location point as exact, approximate, or pending. Maps and nearby-listing widgets respect the chosen confidence level.
